Why your MLS listing is not reaching fund desks
Fund and cash buyers do pull the MLS, but through acquisition filters: year built, size, price band, days on market, and a short list of ZIP codes. A listing with retail photos and a retail price sits outside the filter. When it does fit, the offer arrives through a portal weeks later with an inspection contingency and a repair credit request attached. The largest single-family rental owners have mostly left the resale market, and from January 7, 2027 federal law bars investors with 350 or more homes from buying at all, so the buyers that matter are the operators under that line, landlords and rehabbers.
A seller who needs cash in three weeks is not served by that. Fund desks also move faster on files they already trust: a desk they buy from, numbers in their format, the catch named up front.
What a broker desk does with your listing
A disposition desk run by a license holder packages the listing the way fund buyers underwrite: rent comp, year built, size, repairs, occupancy, title path, your seller's price and date. It goes direct to the desks whose box it fits. It is not sprayed to a list. The buyer responds to the desk, and the desk brings you the offer.
You stay the listing agent. Your seller stays your client. Your listing agreement and your representation are untouched. FundPlug is that desk. It is run by a licensed Texas sales agent under a sponsoring broker, and it is not the buyer and not a hedge fund.
What to send
Build the folder the way a fund analyst reads it. Short, complete, and honest about the catch.
- Your written authority: the listing agreement in force, or signed written authorization from the owner on a pocket listing.
- Address, year built, square footage, beds and baths, lot, HOA dues and any leasing restrictions.
- Current condition with photos. If a tenant is in place, the lease, the rent and the term.
- The seller's price and the closing date the seller wants.
- Title status: liens, probate, divorce, estate, anything a buyer finds at title anyway.
- Your sponsoring broker's name and your license number. The desk confirms both.
- One share link to a folder with all of it.
Send it through the intake as a licensed agent. The gate asks for your listing or written authority and your license, and the form will not go through without them.
Cooperation, fees and who represents whom
Everything is in writing before a buyer sees the file. Compensation to FundPlug comes from the disposition side under a written agreement. Your commission is governed by your listing agreement and your broker. Nothing is netted against you without your signature.
The desk gives the Information About Brokerage Services notice at the first substantive conversation about the property, as Occupations Code 1101.558 requires, and it does not represent your seller or you unless a written agreement says so. Its compensation comes through its sponsoring broker, because a sales agent may be paid only by the broker (section 1101.651). Check with your broker on how your office handles cooperation on an investor sale. Whatever is agreed goes in writing before the file moves.
What a fund offer looks like
Cash. A close in roughly fourteen to thirty days. An inspection period of about a week to ten days, sometimes a short option. No appraisal and no financing contingency. The number is driven by rent and all-in cost, not by the retail comp, so on a house inside the box it typically lands below list and above most rehabbers.
Expect a pass from a fund buyer if the house was built before about 1990, is under 1,200 square feet, sits in a flood zone, or carries a heavy HOA. For those files the desk routes to rehabbers and landlords with a different package instead. Either way you get an answer, and the desk's target on real paper is a call within one hour and an offer within one business day.
Where the desk takes listings
Dallas–Fort Worth is home. Houston, San Antonio and Austin listings go when a buyer wants the box. The desk does not take Georgia listings until its sponsoring broker has a written cooperation agreement with a Georgia broker, which Georgia law requires before a Texas license holder can advertise brokerage there. If your listing is in Texas and fits, it is worth a look. If you are not sure, the calculator screens it first.
Your seller never hears from us. The desk talks to the desk. Send the listing.
