Process
Lock. Send. We move it.
Disposition is the whole business. If the back end is weak, your contract dies in the window. This is the line from your signature to a cash buyer in Dallas–Fort Worth who can actually write the check.
01
You control it
Get an executed, assignable purchase agreement with the seller of record, or be the agent representing the owner. Inspection window live. No verbal. No expired. No 'they said yes.'
02
You clear the gate
The intake asks whether you can legally assign or convey. Daisy chains, non-assignable paper, and 'I'm not sure' stop the form. That is intentional.
03
We underwrite
Address, numbers, occupancy, condition, DFW comps. We run it like a desk, not a Facebook group. If the spread is fantasy, we say so fast.
04
It hits the money
Qualified files go to the fund and cash buyers whose box they fit: rental funds under the federal 350-home line, build-to-rent desks, rehabbers and landlords. The ones who close when the box fits.
05
You get paid at closing
Your assignment fee or commission is agreed in writing, and title pays you when the buyer closes. Nothing is sold until a buyer is in writing. Review is not a purchase.
What you never send
- Leads you have not contracted
- Someone else's wholesale you are flipping for a juice
- MLS listings you do not have authority on
- Files with fake numbers, fake phones, or missing addresses
