FAQ

Straight answers on dispo.

What wholesalers and agents in Dallas–Fort Worth ask before they send a contract. If your question is not here, send the file and ask on the call.

What does “dispo” mean in wholesale real estate?
Disposition. It is the sell side of a wholesale deal: finding the cash buyer who actually closes on the contract you locked up. Acquisitions gets the property under contract; dispo gets it sold. Some people call it a JV dispo, a dispo partner, or co-wholesaling. FundPlug runs dispo for wholesalers and agents in Dallas–Fort Worth. Read the guide to dispo in Dallas–Fort Worth.
Who can submit a deal to FundPlug?
Wholesalers with an executed, assignable purchase agreement; licensed agents with written authority from their principal; and owners of record who want a cash sale. If you do not control the property on paper, the form will stop you.
What is equitable interest and why do you require it?
When you sign a purchase agreement, you hold an equitable interest in the property, and that interest is what you assign or sell. Without an executed contract you have nothing to assign, and a fund desk will not touch it. Texas law also requires anyone selling an option or assigning a contract to disclose that they hold only an equitable interest, so the paper has to be real. Read the guide to wholesaling law in Texas.
What is an assignment of a contract in a Texas wholesale deal?
When the contract allows it, an assignment passes your purchase agreement to your buyer: you sign an assignment of contract, and the buyer steps into your position and, at closing, pays the seller the contract price and pays you the assignment fee, usually through the title company on the same settlement statement. Read the guide to assignment and double close in Texas.
What is a double close in a Texas wholesale deal?
A double close is two transactions, one where you buy from the seller and one where you sell to your buyer, closed the same afternoon or days apart, with the first leg funded by your cash, a hard money lender or transactional funding. Read the guide to assignment and double close in Texas.
What is a memorandum of contract in Texas?
A memorandum of contract is a recorded document that gives notice of a buyer's contract, option or right to buy a home, and since September 1, 2025 Property Code section 12.020 has required anyone who records one signed only by the buyer side on a one to four family home or condo to give the county clerk a mailing address and send the owner a copy and a notice by certified or registered mail. Read the guide to memorandum of contract rules.
What is a daisy chain and why do you refuse them?
A daisy chain is a wholesaler marketing another wholesaler's contract for a cut. The seller does not know you, the numbers get padded twice, and buyers get burned. We only run files that go direct to the seller of record.
Do you buy the property yourselves?
No. FundPlug is a disposition desk run by a licensed Texas sales agent under a sponsoring broker, not a hedge fund. We underwrite your file, package it the way fund and cash buyers want it, and get it in front of them. You get paid on a close.
Who runs FundPlug, and how do I check the license?
J.D. Thorne (James Daniel Thorne III, Texas sales agent license 0705914) runs the desk, sponsored by Myers The Home Buyers of Dallas, LLC, TREC broker license 9005311, designated broker Josh DeShong, license 0558435. Look up any of those names or numbers on the Texas Real Estate Commission's license holder search at https://www.trec.texas.gov/apps/license-holder-search/. FundPlug itself holds no license; the sales agent and the broker do.
How do I get paid, and what does FundPlug make?
You are paid your assignment fee or spread at closing, through the title company, per the file. FundPlug's share is a piece of the disposition side, set in a written agreement with our sponsoring broker before the file is marketed, and nothing is netted against you without your signature. Texas license law routes every fee a sales agent earns or pays through the broker (Occupations Code 1101.651). Nothing is sold until a buyer is in writing, and review is never a purchase or a funding commitment.
What areas do you cover?
Dallas–Fort Worth is home: Dallas, Fort Worth, Arlington, Plano, Irving, Garland, Frisco, McKinney, Denton and the rest of the metroplex. We take Texas contracts anywhere a buyer wants the box. Elsewhere, ask before you send. See the counties and cities we cover.
What do I need before I submit?
The executed contract, the property address, your contract price, the price you want from the desk, the close date, and a shared folder (Google Drive, Dropbox, or any link set to anyone-with-the-link) with the contract and photos. ARV, occupancy and condition notes help. Locked folders do not get reviewed.
How fast do you respond?
Our target is a call from the desk within one hour and an offer within one business day on real paper. If the file is dead on arrival, you hear that fast too. We call the mobile number you give us, so keep it on.
Will you call the seller or blast my deal to a buyer list?
No. The desk talks to the desk. We do not contact your seller and we do not spray your contract to forty investors who then call the seller behind your back. Your name stays clean.
I am a licensed agent. Can I send an investment property?
Yes, if you have written authority from your principal and the deal is assignable or conveyable. Agents keep their representation; the disposition is brokered through our sponsoring broker, and everyone is treated fairly per Texas license law.
My contract is not assignable. What now?
Talk to your attorney or title company about an assignable addendum or a double close before you submit. We will not review a file you cannot legally move.
Can the big single-family rental funds still buy my deal?
Not after January 7, 2027, if the buyer controls 350 or more single-family homes. The 21st Century ROAD to Housing Act (Public Law 119-101, July 11, 2026) bars those investors from buying, or contracting to buy, single-family homes, with exceptions for build-to-rent and heavy renovate-to-rent work. Smaller rental funds, local landlords, rehabbers and build-to-rent builders are not covered. The desk routes your file to the buyers who can still close.
