DFW Housing Market, September 2026: Pending Sales Fall 19%

Published by the FundPlug desk, a disposition desk of Myers The Home Buyers of Dallas, LLC, TREC 9005311.

Short answer

In the DFW housing market, pending sales fell 19% in September 2026 from September 2025, to 5,536, and closed single-family sales fell 7% to 6,759, per MLS data MetroTex published Oct. 16, 2026. The median price was $385,000, down 1%. Homes averaged 62 days on market and sold for 93.9% of list price, with 4.3 months of inventory.

Pending sales are signed contracts not yet closed, so they are the earliest read on retail demand in this report. Retail buyers are who a rehabber resells to, and that demand shapes what the rehabber will pay you.

DFW housing market numbers for September 2026

The median fell while the average rose: the average moves with high-end sales, the median with the middle home. Year to date through September 2026, closed sales were flat at 66,552 and the median was $390,995, down 2%.

MLS counts get revised, and current-month closed sales are projected until all closings are entered. The September 2025 report as first published showed 6,538 pending sales. Against that figure, September 2026 pendings are down 15%, not 19%.

Single-family figures for the Dallas–Fort Worth–Arlington MSA, with changes from September 2025 as the 2026 report prints them. It prints none for months of inventory or sold-to-list, so those compare with the September 2025 report:

  • Closed sales: 6,759, down 7%
  • Median price: $385,000, down 1%
  • Average price: $509,534, up 4%
  • Pending sales: 5,536, down 19%
  • Active listings: 31,325, down 2%
  • New listings: 10,383, down 5%
  • Days on market: 62, down 2%
  • Months of inventory: 4.3, vs. 4.5 in the September 2025 report
  • Sold-to-list: 93.9%, vs. 93.7% in the September 2025 report

Is the Fort Worth housing market tighter than Dallas?

In September 2026, yes. The Fort Worth-Arlington-Grapevine division had fewer days on market, a higher sold-to-list ratio and fewer months of inventory than Dallas-Plano-Irving.

In the September 2025 report, Fort Worth had 4.1 months of inventory and Dallas had 4.6, so Fort Worth supply tightened over the year while Dallas held level. Changes below are as the 2026 report prints them. The division tables do not break out pending sales or active listings.

  • Dallas-Plano-Irving: 4,513 sales (down 8%), median $402,990 (flat), average $529,265 (up 2%), 64 days on market, 93.5% sold-to-list, 4.6 months of inventory
  • Fort Worth-Arlington-Grapevine: 2,246 sales (down 6%), median $353,495 (flat), average $470,302 (up 9%), 58 days on market, 94.7% sold-to-list, 3.8 months of inventory

Are Dallas home prices falling?

Slightly, at the metro level: the DFW median was down 1% from September 2025 and 2% year to date. The 2026 report prints the Dallas-Plano-Irving median as flat at $402,990, but the September 2025 report as first published showed $410,000, a 2% drop on that base. This letter does not forecast prices.

Against September 2023 figures reported by The Dallas Morning News, the market is lower and slower:

  • Median price: $385,000, vs. $400,000
  • Months of inventory: 4.3, vs. 2.8
  • Days on market: 62, vs. 44
  • Sold-to-list: 93.9%, vs. 96%

Where were mortgage rates on Oct. 22, 2026?

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.32% as of Oct. 22, 2026, down from 7.40% the week before and up from 6.19% a year earlier. On Sept. 16, 2026, the Federal Reserve's FOMC raised the federal funds target range a quarter point to 3.75% to 4%.

A 30-year rate 1.13 points above a year earlier means a higher payment on the same loan for the retail buyer your rehabber resells to.

What sold-to-list and days on market mean for your assignment price

Price the after-repair value off closed sales, not list prices. At 93.9% sold-to-list, a home listed at $400,000 closes near $375,600 on the metro average.

DFW days on market averaged 62 in September 2026 (64 in the Dallas division, 58 in the Fort Worth division). A rehabber reselling into that carries about two months of taxes, insurance and interest while listed, plus closing time, and prices it into your spread. With pendings down 19%, leave room for a slow resale in your number.
