What did 2026 appraisal rolls show in Collin and Dallas counties?
Collin Central Appraisal District's 2026 certified summary, dated July 23, 2026, put the average market value of homes in Collin County at $588,119, down from $603,190 in 2025, about 2.5% lower. Collin County's 2026 certified taxable value, before freeze loss, rose 4.43% to about $280.2 billion.
The Dallas Central Appraisal District's analysis of its 2026 combined certified and disputed roll put Dallas County's total residential market value at about $313.0 billion. How to price a DFW deal by county
Use sold prices, not list prices. In September 2026, homes in the areas above closed about 5% to 9% below list, so an ARV built from active listings can start too high.
- Fast areas: Dallas County and the Fort Worth division ran 50 to 58 days on market, so your price can sit closer to closed comps.
- Slow counties: Hunt, Kaufman, Hood and Rockwall ran 74 to 85 days with 5.8 to 6.9 months of supply. Price in the longer hold and carrying costs, or the buyer will take them out of your fee.
- Falling medians: 7 of the 10 counties above posted lower medians than in September 2025, by 1% to 5%. Price off recent closed sales, not 2025 comps.
